Building services for new-build developments

NICEIC Approved Contractorfor 18 years

We work for residential developers and their main contractors as the specialist subcontractor for the electrical, mechanical and renewables package, from the incoming supply to the solar array on the roof. For more than a decade our team has completed the installations in 30 to 40 apartments every year, on programme and fully certified. We also design, install and look after complete renewable-energy systems for homes, businesses and community organisations.

Who we are

The subcontractor developers rely on

Raf Ski Construction is a specialist electrical and M&E subcontractor. We do not build or sell homes ourselves: we install the building services on residential new builds for developers and main contractors. We have been registered with NICEIC as an Approved Contractor for 18 years, and every installation we hand over is designed, installed, inspected and certified to BS 7671.

For the past ten years we have completed the installations in between 30 and 40 apartments a year for a core group of developers who return to us scheme after scheme. That steady, repeat workload is how we measure ourselves: if a client trusts us with the next phase, we did the last one properly.

Because we cover the electrical, mechanical, controls, life-safety and renewables packages under one roof, developers and main contractors deal with a single team, a single programme and a single set of handover documents.

Our services

Each package can be priced on its own or combined into a full building-services contract. Combining them removes the gaps between trades, which is where most delays and snagging on new builds come from.

E-01

Electrical installation

Full scope for new buildings

The complete electrical package for apartment blocks and housing schemes, from the incoming supply through to final certification.

  • Incoming supplies, metering and sub-main distribution
  • Landlord and communal services, plant rooms and car parks
  • Containment, first fix and second fix to every apartment
  • Internal and external lighting, emergency lighting
  • Data, door entry and TV/satellite infrastructure
  • EV charging provision to Approved Document S
  • Testing, inspection and NICEIC certification for handover
M-02

Smart heating control

Controls

Zoned, app-controlled heating for each apartment, designed to cut energy use and give residents simple control from a wall thermostat or their phone.

  • Room-by-room zoning and scheduling
  • Integration with heat pumps, boilers and heat networks
  • Remote access for residents and managing agents
  • Commissioned and demonstrated at handover
C-03

BMS

Building management systems

A building management system gives the client one view of the whole building. We install and commission systems that monitor and control plant, ventilation, lighting and energy use across communal areas.

  • Plant monitoring, alarms and fault reporting
  • Energy metering and sub-metering for landlord supplies
  • Lighting and ventilation control for communal areas
  • Remote access for facilities and managing agents
F-04

AOV & fire systems

Life safety

Smoke control and fire detection are among the most scrutinised parts of any residential block. We install and commission them so they pass inspection first time and stay easy to maintain.

  • Automatic opening vents (AOVs) for stair and corridor smoke clearance
  • Fire alarm and detection systems for communal areas
  • Smoke and heat alarms within apartments
  • Cause-and-effect testing with the fire strategy
  • Documentation for building control and the client's fire file
R-05

Solar PV

Renewables

Roof-mounted photovoltaic systems sized to the building and its energy targets. Solar is now central to meeting Part L and the Future Homes Standard, and we cover it in detail below.

R-06

Battery storage

Hybrid systems

Hybrid inverters and battery storage that keep solar generation in the building for use in the evening, lowering bills for residents and landlord supplies. More below.

P-07

Plumbing & heating

Mechanical

Hot and cold water, heating and drainage installations for new buildings, coordinated with the electrical and controls packages so plant, wiring and pipework go in once and in the right order.

  • Hot and cold water services to every apartment
  • Heating systems including heat pumps and wet underfloor heating
  • Sanitaryware installation and above-ground drainage
  • Pressure testing, flushing and commissioning
Solar PV & battery storage

Generate it on the roof. Use it in the building.

New homes in England are now expected to produce far less carbon than they did a few years ago, and on-site renewable generation is one of the most reliable ways to get there. A well-designed solar PV system, paired with battery storage, reduces running costs for residents, helps the scheme meet Part L and SAP targets, and adds real value at sale.

We design, install and commission complete systems for apartment blocks and housing developments, and because we are also the electrical contractor, the PV is integrated with the building's distribution from day one rather than bolted on at the end.

01

Survey and design

We assess the roof area, orientation and shading, then size the array to the building's demand and the energy strategy. Layouts are coordinated with the architect, the structural engineer and the roofing contractor.

02

Grid connection

We prepare the paperwork for the local network operator, including G98 or G99 applications, so the system can be connected and export surplus energy legally and without delay.

03

Installation

Mounting systems for flat and pitched roofs, DC cabling, isolators, inverters and generation metering, installed alongside the rest of the electrical package.

04

Battery storage

Hybrid inverters and batteries store daytime generation for evening use. Systems can serve landlord supplies, individual apartments or both, depending on the scheme.

05

Commissioning and handover

Every system is tested, commissioned and certified, with monitoring set up and full documentation for the developer, the managing agent and building control.

Compliance

Part L & Future Homes Standard

On-site generation is one of the most cost-effective ways to hit tighter carbon and primary energy targets in SAP calculations.

Residents

Lower running costs

Free daytime electricity, and with a battery, cheaper evenings too. Low running costs are a strong selling point for buyers and tenants.

Landlord

Cheaper communal supplies

Solar on landlord circuits reduces the cost of lifts, lighting and plant, which keeps service charges down.

Value

A better EPC

Renewables improve the energy rating of every unit, supporting sales values and mortgage lending.

Renewable energy solutions

Energy systems for homes, businesses and communities

Alongside our work for developers, Raf Ski Construction Ltd designs, installs and looks after complete renewable-energy systems. We do more than fit solar panels: we assess how you use energy, design the right combination of solar, storage and smart controls, install it to the required standards, and stay responsible for how it performs afterwards.

Our aim is simple: to make renewable energy practical, affordable and measurable, with systems that cut energy costs, increase your independence from the grid and support the move to low-carbon energy.

Our design approach

Sized to how you use energy, not to sell more panels

We design every solar and battery system in the same order. It stops equipment being oversized just to generate more, and makes sure your money goes where it saves the most.

  1. Understand your consumptionBills, meter data and how your energy use will change.
  2. Size the solar arrayMatched to your roof and your demand.
  3. Assess self-consumptionHow much of that solar you will use directly.
  4. Size the batteryAround your daily load profile and your tariff.
  5. Add smart controlsSo the system charges and discharges at the right times.
  6. Review exportAgree the best arrangement for surplus energy.

What your proposal shows

  • Estimated annual solar generation in kWh
  • How much of it you will use, and how far your grid imports fall
  • How the battery will operate and how much energy it will cycle
  • An indicative annual bill saving and payback range
  • What could change the result: electricity prices, export rates, generation, battery ageing and your own usage
No guaranteed returns We never promise a fixed financial return without showing the assumptions behind it. Your proposal keeps expected savings, export income, finance costs, equipment ageing and maintenance separate, so you can see exactly where the numbers come from.
